Dads Dig Drills

diy-home-repairsFather’s Day is just around the corner and I am still debating on what to get my Dad for Christmas. Usually I buy him socks or aftershave, but this year I have a little more money to spend and I want to get him something better. A friend suggested I browse a selection on power tools and the web and I agreed.

When I first started looking at the power tools, I was amazed at the variety. I never had any idea that there were some many tools to do so many things with. I decided to choose a drill for Dad. He was always working on DIY home repairs, so I knew he would put it to good use.

Home affordable foreclosure alternatives. As for banks, they’ll face loan losses, but HAFA could trim expenses.”The new plan doesn’t keep people in their homes, but it does eliminate the costs of foreclosing properties and the deterioration of value associated with vacancies,” Cooper said.Banks often spend $20,000 to $40,000 to take a home all the way through foreclosure. Short sales can be the cheaper option, says Eli Tene, president of Woodland Hills, Calif.-based I Short Sale.

“Any savings through short sales will help,” Tene said. “But once (HAFA) kicks off, it will have limited success as it reaches only about a quarter of homeowners in trouble.”crown molding cuts made bettter

Short sales have become more common, but they’ve been hard to pull off. They can take months, even more than a year to complete, says Leonard Baron, a real estate professor at San Diego State University. To understand all the complexities the investor needs better knowledge of the tools he can obtain. Just like the weekend DIY warrior, tools make the job! Knowing a Firewall

There are two main classifications of fire walls: fire partitions, and true fire walls. To the layperson, the common use of firewalls are to slow down the fire’s ability to spread, also known as a 1 hour rated partition.subdividing a multi family dwelling for more CADS

  • A fire wall is a wall separating buildings or subdividing a building to prevent the spread of fire and having a fire resistance rating and structural stability. Double layered 5/8″ sheetrock or drywall.

There is a further sub-classification of fire walls. A high challenge fire wall is a wall used to separate buildings or subdivide a building with high fire challenge occupancies, having enhanced fire resistance ratings and enhanced appurtenance protection to prevent the spread of fire, and having structural stability.

Portions of structures that are subdivided by fire walls are permitted to be considered separate buildings, in that fire walls have sufficient structural stability to maintain the integrity of the wall in the event of the collapse of the building construction on either side of the wall. Are you a CADS manager? Do you aspire to be?

  • A fire barrier wall, also referred to as a fire partition, is a fire rated wall assembly which is not a fire wall. Typically, the main differences is that a fire barrier wall is not structurally stable, and does not extend through the roof, or to the underside of the floor above.

Fire barrier walls are continuous from an exterior wall to an exterior wall, or from a floor below to a floor or roof above, or from one fire barrier wall to another fire barrier wall, fire wall, or high challenge fire wall having a fire resistance rating of at least equal rating as required for the fire barrier wall. They are continuous through all concealed spaces (e.g., above a ceiling), but are not required to extend through concealed spaces if the construction assembly forming the bottom of the space has a fire resistance rating at least equal of the fire barrier wall.

Interestingly enough and more often than not the Realtor’s are getting in the way of too many home owners that are upside down in this real estate market. They have found most of the NOD’s that have the lenders { mortgage servicer’s } all up in arms over their ever growing long list of non performing assets. While very few investors have the magic pill that can fix most of these peoples problems, some do know how to execute short sale potential properties, and save the home owners themselves 7 years of misery, as well as, getting the banks closer to doing what they do best, ” lending money “.

keeping the current President smiling during the realestate crisisOne major snafu that’s not working is the way the Realtor goes about this tricky process, causing lengthy negotiations and or no buyers during the home owners time of need. The caveat here lies in understanding exactly what it is that the banks are truly looking for, and securing a huge opportunity for several entities.

When it does go smoothly and a fix and flip might be the exit strategy, a full blown kitchen remodel will take place, Home Depot can employ more help, and the real estate investor has upgraded a home that will create jobs in the consrtuction industry enabling the home to appraise higher and the state can collect more revenue to repair the roads…… etc. etc.

Influencing the BPO

In a short sale transaction, the lender has to verify the negotiated price before the completion of any contract signing. Perhaps there is a lot of red tape to push through, but this one will make or break any offer you have submitted to the mortgage granter. So many of the lenders BPO agents are super swamped with daily lists of defaulted homes to review, that likely they are more than convinced a ” drive by” appraisal will suffice. helping families and bankers with a better understanding of a short sale transaction

Stay cool and play your hand right, because the ability to influence the BPO will behoove all parties involved. The owners need help out of a dire time, and you may have that trump card, that can enable a justifiable reduction in value to solve this economic environments foreseeable future. Learn more today.

Extensive water damage from an upstairs bathroom could just be the ace in the hole, and with a “drive by” agent never understanding the true circumstances that have justified your offer.

Attic Dormers

diy roof dormers

Add an attic roof dormer will enable the re purposing of space in one the the seldom used areas of your home. Your attic can become effective living space and produce instant equity in a considerably down real estate market, adding living space that will produce the end results.

A dormer is a structural element of a building that protrudes from the plane of a sloping roof surface. Dormers are used, either in original construction or as later additions, to create usable space in the roof of a building by adding headroom and usually also by enabling addition of windows.

Often conflated with the term ‘dormer’, a dormer window is a window set into the dormer. Like skylights, dormer windows are a source of light and ventilation for top floors, but unlike skylights (which are flush with the roof surface) they also increase the amount of headroom in the room and allow for more usable space.

A blind dormer is a dormer that can only be seen from the outside of the house: it’s roofed off on the inside, and doesn’t provide any extra space or light. These are often used to make the house appear more impressive.

A dormer will often be one of the primary elements of a loft conversions.

Although the U.S. housing market witnessed its smallest annual increase in foreclosure activity in four years last month, distressed-property tallies are expected to remain in an elevated range for some time. Foreclosure filings were reported on more than 308,000 American homes in February, RealtyTrac said Thursday. That’s a 2 percent decline from January but a 6 percent increase from a year earlier. All told, February represents the 12th consecutive month with more than 300,000 foreclosure filings. Yada,Yada, yada!the talking heads on the downward spiral

fixing-running-toilet-afWhile the prospect of doing your own plumbing repairs may be daunting, with the amount of information readily available, virtually anyone can do it. My knowledge of tools and plumbing is rudimentary at best, but when my toilet started leaking, I decided to try to fix it myself. After doing a quick search engine query, I was able to find a plethora of articles on how to repair running toilet.

Once I found out what tools and parts I would need, I set to work. I know that it took me far longed than it would have taken a professional plumber, but that can only be expected. In the end, I was able to repair the system on my own, and not only did I save money, but I also had a sense of accomplishment.

Having been in this vocation for an awful long time, working mainly on high end real estate, estates on the southern coast of California, where quality and service is mandatory, the market is always changing. In this cyclical environment, the home improvement industries have to reinvent themselves to catch a lucky break. But some companies will survive without needin any such luck, by offering the best in there fields.smooth coat stucco product

Stucco means little to most of us, but the artisans that use and perform exterior plastering on perhaps just about any type of dwelling, know the difference between La Habra products or Mission stucco produce many colors, lines and textures. Cal Dorado though has the purest smooth coating product out, that we have found. With there 30/60 ratio, the higher the numbers the finer the sand for a super smooth easy application over your walls brown coat. An 1/8″ covering of any color you can dream of. Cal Dorado is one product stucco line that we here champion for, the new rich in the world of quality built real estate homes.
